Why Mid-Summer Might Be the Best Time to Buy or Sell Your Forest Grove Home

Every year around August, I get the same question. "Is it too late to sell this summer?" or "Should we wait until fall to buy?"

My answer is almost always the same. Mid-summer is one of the best windows we get all year, and most people don't realize it.

That's just not true. Mid-summer has its own advantages, and honestly, some of my smoothest transactions have happened in July and August.

Why Mid-Summer Works Well for Sellers ‍

1. Serious buyers are still out there, and there are fewer of them competing with you. By July, the spring rush has calmed down. That sounds like a bad thing, but it's not. The buyers left looking in summer tend to be more motivated. They're not casually browsing open houses on a nice Saturday. They need to move.

2. Your home shows better in the summer light. Longer days mean more natural light during showings, and Forest Grove's yards and trees are at their best. If your home has a deck, a garden, or a nice backyard, summer is when it photographs and shows the best all year.

3. Families are trying to beat the school year. This is a big one locally. Families with kids in Forest Grove School District want to be settled before school starts in early September. That gives sellers a built-in deadline that works in their favor. If your house is ready in July or August, you're right in the sweet spot for these buyers.

4. Less competition from other sellers than you'd think. A lot of sellers list in March and April, then take a break for summer vacations. By July, some of that inventory has already sold or gone stale. A fresh, well-priced listing in July can stand out more than it would have in the crowded spring market.

5. Moving logistics are just easier. No snow, no ice, no rain-soaked moving trucks. Movers, painters, and repair crews tend to have a bit more flexibility once the initial spring rush slows down.

Why Mid-Summer Works Well for Buyers

1. Sellers who are still on the market in July are often more flexible. If a house has been sitting since spring, sellers are usually more open to negotiating on price or covering closing costs. That's leverage you don't always get in March. ‍

2. You can actually see the house at its best, and its worst. Summer shows you how a yard drains, how much shade you get in the afternoon, and whether the AC actually works. That's valuable information you don't get touring in the rain.

3. You have more room to negotiate repairs. Contractors tend to have a bit more room on their schedules in summer compared to the fall rush. That makes it easier to actually get repairs done before closing instead of pushing everything into a credit.

4. You're not competing with as many multiple-offer situations. Spring in Forest Grove can mean bidding wars on the good listings. By mid-summer, you have a better shot at getting an offer accepted without needing to waive every contingency you're comfortable with.

What This Looks Like Here in Forest Grove

Forest Grove has a rhythm to it. Things pick up around Founders Day in June, and by July, the pace shifts. Buyers touring homes here in summer often mention how much they like seeing the neighborhoods with everything green and in bloom, especially around the older tree-lined streets near downtown.

For sellers, I always recommend timing your listing so it's live before the first week of August if you want to catch families trying to beat the school year deadline. For buyers, I'd say don't wait until September thinking you missed your chance. Some of the best deals I've seen happen in late July and August, when sellers are more ready to make something work.
